Many lenders choose not to work with these program due to it’s complexity – but we have specialized in these areas by not only creatively structuring a loan best suited for our clients – BUT also presenting all available options to them.

  • Minimum down payment is provided by a repayable or non-repayable second DPA (Down Payment Assistance) program.
  • 100% FHA and Conventional Financing available.
  • No required minimum contribution from the borrower. The second DPA meets FHA and Conventional minimum down payment requirements – which means the borrower contributes No Down Payment towards the transaction.
  • Do not have to be a first time home buyer.

FHA DPA Options
Option One:
Covers 3.5% min down payment; second mortgage repayable at 8% with 10 yr. term
Option Two: Covers 3.5% min down payment; second mortgage non-repayable forgivable after 36 consecutive on-time payments on the 1st mortgage.
Option Three: Covers 3.5% min down payment; second mortgage repayable at 0% with 10 yr. term or 5% interest with 30 ye term.

Conventional DPA Options
Option One:
Conventional HomeReady 97% – covers 3% min down payment, 0.5% to cover closing costs; second mortgage repayable at and interest  2% higher than the 1st mortgage.
Option Two: Conventional Standard 97% – covers 3% min down payment, 0.5% to cover closing costs; second mortgage repayable at and interest  2% higher than the 1st mortgage.
